Tin Mining Search

A Mining Search is a concise report that assesses the likelihood of a property being affected by mining subsidence.
Where a property is in the south-west, including Cornwall and Devon, a tin mining search would be the recommended option from the Law Society and the Council of Mortgage Lenders for the conveyancing solicitors.
A Tin Mining report will reveal if a property sits in an area of historic, current or proposed mining activity, reveal the location and distance to the nearest recorded and suspected mine workings and indicate the presence of any significant geological features.

Where mine entries (shafts and adits) are identified within 20m of a property, the CON29M recommends that they are investigated further through this interpretative report.

Groundsure is the sole provider of the Cheshire Salt Search report in partnership with the Cheshire Brine Subsidence Compensation Board. This report is a Law Society requirement on subsidence risk due to extensive brine extraction in this county.

The report provides information on current and previous brine mining practices, including the eligibility of a property for compensation in the event of any damage caused.

Where a Cheshire Salt Brine report has been instructed, a conveyancing solicitor will not need to instruct a CON29M report unless the property is located in the salt/coal overlap area, which applies only to approximately 259 postcodes.
